New Homes

New home in PhoenixNew home builders have been building more homes this year than in any other year since 2006 in the Greater Phoenix Real Estate area.

There are a couple of good reasons for that. The main reason is that resale inventory is greatly reduced to what it was in 2009-2011. We are operating with barely a 2 month supply of inventory while the selection under $200000 is limited. Another factor is that resale homes have risen in value to the point where a new home can be considered within the same price range if you’re shopping for homes under $250000.

As a result, the Lavine Team has been busy showing and selling new homes…..much more than in previous years. We’ve always been active selling new homes but when there was an abundance of bargains available that were far less than the price of new home, we were much busier with resale homes.

I started my Real Estate career marketing new homes in a show home for McKee Homes in Airdrie, Alberta back in 1996. I had a few of the most knowledgeable teachers that the new home industry has ever had…that being the founder Martin McKee and continued on with his 2 daughters & son-in-law Grace McKee, Elaine & Rob Doel.  There I honed my new home expertise for the next 5 years before branching out on my own to sell new and resale homes with my partner and spouse Carol. Carol has always offered her clients the new home choice since 1992 so she has sold a multitude of them over the years as well. We have carried this wonderful experience on with us throughout our Real Estate careers and continued to enhance our knowledge and expertise.

There are many existing and new subdivisions within the Greater Phoenix Real Estate area that are bustling with construction of new homes. I have access to all of them as a licensed Realtor and also have a search engine for new homes on our main website available for you to peruse  new homes. We are familiar with all of the new home builders and areas throughout the valley which include NW Peoria, Scottsdale, Mesa, Gilbert, Chandler, San Tan Valley, Maricopa, Goodyear, Buckeye and Surprise.

You deserve to be represented as the sales people in show homes are working for the builder and not for you. It doesn’t cost you any more to have Realtor representation to assist you with your new home purchase and could very well cost you less. We are familiar with their incentive programs and can make some great suggestions with planning your new home. Because we’re experienced at resale homes, we can give wise advice in regards to features, location, lot choice, potential resale value, etc.
