Busy Weekend For Me

This weekend I sold 2 homes to Canadian buyer clients and also listed 2 homes for Canadian sellers.

Canadians have been the mainstay of my real estate business since we moved here from Calgary in 2009 and they continue to keep me active. I still have my Alberta Real Estate license ( since 1997) as does my wife Carol Lavine ( since 1991). Carol flies back and forth to look after repeat clients and referrals in the Greater Calgary area. Phoenix keeps me busy full time and I only get back to visit friends and family.

Above is a photo of a condo community in Anthem which is in the North Valley. I just sold a 1566 sq ft 3 bedroom/3 bathroom condo there that was listed for $219900. A family from the Edmonton area bought this one last night.

Exterior front of a phoenix homeThis is a 1150 sq ft 3 bedroom/2 bathroom home in the gated Stonegate community at Johnson Ranch in San Tan Valley. That’s in the deep South East part of the Greater Phoenix area just below Gilbert. Listed at $185000, I sold this home yesterday afternoon to a couple from Calgary. They had originally planned on buying next year but decided to take advantage of the right house in the right location and at today’s pricing. It could very well be 6% (+/-) lower than next year’s pricing at our current rate of appreciation. It came with all the furnishings inside and out.

Some Canadians from Ottawa purchased this home nearly 10 years ago as an investment and rented it out until last month. Property values have appreciated steadily since the fall of 2011. They paid $108000 for this house when the Canadian dollar was close to par with the U.S. dollar.

They decided to cash out because they can gain about $60000 USD just in currency exchange differential when they convert the proceeds back to CAD. In addition to that gain, their house is just listed yesterday for $207000.  Between the property appreciation and the currency exchange differential, that’s quite the gain they are going to realize. Their profits will pay for vacations back to Arizona for life! Here is a link to the MLS listing.

 

front view of a condo in PhoenixA young couple from BC bought this cute condo with mountain views in North Phoenix back in 2011. They paid $48000 for it at that time and the dollar was at par with the US dollar.

Their kids have been growing up and are in school since that time. And so it is not possible for them to come to enjoy the condo as often as they used to or as often as they like. They decided to list their condo for sale. I listed it yesterday for $132900. Between the currency exchange differential and the property appreciation, they too will profit nicely and be able to take Arizona vacations for life with their profits!
